Below-grade rooms are the hardest spaces in a house to dry: no airflow, cool surfaces, and water that arrives through the slab or the wall rather than from a pipe you can shut off.

Before you go down there

Cut power to the basement at the main panel — from outside the flooded area. If the panel is in the basement or already wet, do not attempt it; call the utility.

Check for a gas smell before entering. Water heaters and furnaces are often down there and can have their pilots extinguished.

If water is still rising, stay out entirely and call.

Once it is safe, photograph the high-water line and every affected wall before removing anything.

Do not run a household extension cord down into damp space to power a fan.
What we do when we arrive

Confirm electrical and gas safety before anyone enters.

Determine where the water came from — plumbing failure, ground water through the wall or slab, or a drainage failure outside. The fix differs completely.

Pump and extract standing water.

Remove saturated porous material: drywall and insulation up above the water line, carpet, storage that has wicked.

Sanitise, then dry with dehumidification sized for an enclosed below-grade space.

Meter to confirm dryness in the slab and framing before rebuilding.
What drives the cost
Nobody can price this honestly without seeing it, and a number quoted sight unseen is a number you pay for later. Here is what actually moves it.
- Where the water came from
- A failed pipe is a contained event. Ground water entering through the foundation is a recurring one, and drying without addressing the entry point means doing this again.
- Water category
- Ground water and sewer backup are contaminated, which converts drying-in-place into removal and disposal.
- Finished versus unfinished
- An unfinished basement is mostly extraction and drying. A finished one carries drywall, flooring, trim, and often built-in storage.
- Drying difficulty
- Enclosed below-grade space with no natural airflow needs more equipment for longer than an above-ground room of the same size.
- Mechanical equipment down there
- A submerged water heater, furnace, or panel is its own scope, and usually replacement rather than repair.
- Drainage remediation
- If the cause is outside — grading, a failed sump, blocked area drains — fixing that is separate work, and skipping it guarantees a repeat.
Insurance
Which side of the coverage line this falls on depends almost entirely on the source. A burst pipe or failed water heater in the basement is typically covered as sudden and accidental. Ground water seeping through the foundation or entering through the slab is typically not — that is the flood exclusion, and it needs separate flood insurance. Sewer backup is its own category again and is usually only covered if you carry a backup endorsement. Establishing the source is the first thing that happens on site, and it is as much a claims question as a technical one.

Common questions
Is it safe to go into a flooded basement?
Not until the power to it is off, and not at all while water is still rising. Electrical panels, water heaters, and furnaces are commonly in basements, which makes a flooded one the most dangerous room in the house. Cut power from outside the flooded area, check for gas smell, and if in any doubt, wait for us.
Why do basements take so long to dry?
Three reasons: no natural airflow, cool surfaces that hold moisture, and masonry or concrete that absorbs water and gives it back slowly for days. This is the space where surface-dry most often hides a wet structure, which is why we meter rather than judge by touch.
Do LA homes even have basements?
Fewer than in older East Coast housing stock, but plenty do — pre-war homes, hillside properties with lower levels, and converted cellars and sub-garages. The below-grade drying problem is the same wherever the room is, and it is the part general handymen most often get wrong.
Will it flood again?
If the water came from a pipe, no — once it is repaired. If it came in through the foundation or from surface drainage, then yes, unless the entry point is dealt with. We will tell you which one you have, because drying without fixing an ongoing entry is money spent twice.
What does flooded basement cleanup cost?
