Close the main shut-off valve. In most Southern California homes it is on the street side of the house or in the garage, and it turns clockwise.

Open the lowest faucet in the house to drain what is left in the lines. It stops the remaining head of water finding the break.

Cut power to any room where water reached outlets or cords.

Photograph the failed section of pipe before anyone touches it. Insurers want to see the failure itself, and once it is cut out you cannot get that shot back.

If it is a hot-water line, shut off the water heater too so it does not fire on an empty tank.

What drives the cost

Nobody can price this honestly without seeing it, and a number quoted sight unseen is a number you pay for later. Here is what actually moves it.

Where the break is: An accessible run under a sink is a different job from a slab leak or a line inside a two-storey wall. Access is often the larger half of the work.
Pipe material and age: Galvanised steel in an older LA home that has started failing tends to keep failing. Repairing one section of a line that is at end of life is sometimes the more expensive choice over a year.
How much water escaped before shut-off: A burst caught in minutes is a plumbing repair. One that ran while the house was empty is a restoration project with a plumbing repair inside it.
What the water reached: Into a garage slab is one thing. Down through a ceiling into finished rooms and insulation below is another.
Reconstruction needed: Opening a wall is unavoidable; how much closes back up depends on the finish — plain drywall, textured, tile, or cabinetry that has to come out and go back.

Insurance

A burst pipe is the textbook sudden-and-accidental loss, and it is generally covered — both the water damage it caused and the cost of tearing out to reach the pipe. The repair to the failed pipe itself is often excluded, which surprises people. Policies also commonly deny claims where the failure is judged to be long-term corrosion or where the home was left unheated or unattended, so the date it happened and the date you reported it both matter. Report it the same day.

How do I stop a burst pipe right now?

Close the main shut-off valve — street side of the house or in the garage in most Southern California homes — then open the lowest faucet to drain the remaining pressure out of the lines. If it is a hot line, shut the water heater off as well.

Why did my pipe burst in Los Angeles? It never freezes here.

Freezing is the East Coast cause. Here it is almost always age and corrosion — galvanised steel from mid-century construction reaching end of life — plus high or fluctuating water pressure, and slab movement on hillside lots. If one section has gone on an older galvanised system, the rest of that system is the same age.

Can you repair it without opening the wall?

Rarely. Reaching the failure means opening something, and guessing at the location does more damage than locating it properly first. What we can control is opening it once, in the right place, rather than exploring.

Does the wall need to dry before you close it up?

Yes, and this is where a lot of cheap repairs go wrong. Close a wet cavity behind new drywall and you get mold in a space nobody can see. We meter it and dry to standard before anything gets patched.

What will a burst pipe repair cost?
