What to check before you call

Find your main shut-off and confirm it actually turns. Knowing where it is before you need it is worth more than any advice on this page.

For an overflowing toilet, close the small oval valve on the wall behind it. That isolates the toilet without shutting off the house.

For no hot water, check whether the pilot is out or the breaker has tripped before assuming the heater has failed.

For a backed-up drain, stop running water anywhere else in the house — including the washing machine, which is the usual reason a slow drain becomes a flooded floor.

Do not pour chemical drain opener down a fully blocked line. It sits there, and whoever opens the trap wears it.

What drives the cost
Nobody can price this honestly without seeing it, and a number quoted sight unseen is a number you pay for later. Here is what actually moves it.
- What actually failed
- A supply valve, a water heater, and a collapsed sewer lateral are three different orders of magnitude. Diagnosis comes before any honest conversation about cost.
- Access
- Under-sink work, in-wall work, slab work, and under-house work are progressively harder to reach, and reaching it is often most of the labour.
- Repair versus replace
- On ageing systems the cheaper repair sometimes buys months. We will tell you which one you are choosing between rather than defaulting to the bigger job.
- Parts and fixtures
- Standard parts are on the truck. Specified, imported, or discontinued fixtures mean sourcing, and sometimes a second visit.
- After hours
- Night, weekend, and holiday callouts carry a different rate than scheduled work. If it can safely wait until morning, we will say so.
- Water damage alongside it
- If the failure wet the structure, drying is a separate scope on top of the plumbing.
Insurance
Homeowners policies generally cover the damage a plumbing failure causes, not the plumbing itself — the ruined ceiling below is typically claimable, the worn-out valve that caused it usually is not. Wear and tear, and anything the insurer classes as deferred maintenance, is excluded. Sewer and drain backup is often excluded from a standard policy unless you carry a specific backup endorsement, which is worth checking before you need it.
We document the loss the way adjusters expect it — moisture readings, photographs, scope, and drying logs — and deal with your adjuster directly. General guidance only: your own policy wording decides your claim.
Common questions
What counts as a real plumbing emergency?
Water you cannot stop, sewage backing up into the house, no water at all, or a gas smell — call immediately for any of those. A dripping tap, a slow drain, or a running toilet costs you money but will keep until a scheduled visit, and you will pay less for it.
Are you actually available at 3am?
For genuine emergencies, yes. For anything that can safely wait, we will tell you honestly that it can, rather than charging you an after-hours rate for a job that would be routine at nine.
How is sending a video faster than just calling?
Because we can see the fitting, the fixture model, and the failure before we load the truck. Describing a valve over the phone is how a job becomes two visits.
How much does an emergency plumber charge?
It depends on what failed, how hard it is to reach, whether it is a repair or a replacement, and the hour of the call. We do not publish figures because emergency work varies too much for a number to mean anything — show us on video and we will tell you where you stand.
Do you fix the damage too, or just the plumbing?
Both. We are a general contractor, so the drywall, flooring, and paint that the leak wrecked get put back by the same team.
