What drives the cost

Nobody can price this honestly without seeing it, and a number quoted sight unseen is a number you pay for later. Here is what actually moves it.

What is leaking above: A supply line, a shower pan, a toilet flange, and a roof are different repairs with different access. Finding out which is the first step, not a formality.
How long it has been leaking: A fresh drip is a small opening and a dry-out. A stain that has been there for months usually means saturated insulation, compromised joists, and mold above the drywall.
Single versus multi-storey: A ceiling below a bathroom means working from both sides and often lifting flooring above.
Ceiling finish: Flat painted drywall patches cleanly. Textured, coffered, or plaster ceilings need matching, which is skilled work. Older LA homes with lath and plaster are their own case.
Insulation and structure: Wet insulation is always replaced. If the water has reached structural framing, the scope grows past finish work.
Mold in the cavity: Common with slow leaks, because the space above a ceiling is dark, still, and unventilated — ideal conditions.

Insurance

The pattern here follows the sudden-versus-gradual line closely, and ceiling leaks are where insurers push back hardest. A pipe that fails abruptly and stains a ceiling overnight is usually covered. A stain that has spread slowly for months reads as a maintenance issue to an adjuster and is often denied as gradual damage. Roof leaks are their own argument: damage from a storm event is generally covered, while a roof that has simply aged out is not. Report it as soon as you notice it, and keep the dated photographs — the timeline is the claim.

Common questions

Is a ceiling leak an emergency?

If the ceiling is bulging, sagging, or actively dripping, yes — get out from under it and call, because saturated drywall can collapse. A small stain that is not growing is urgent rather than an emergency: it needs looking at within days, not minutes, because whatever is causing it is still up there.

Why is the stain not directly under the leak?

Water follows the framing. It runs along the top of a joist until it reaches a low point, a seam, or a light fitting, and drops there. That can be several feet from where it entered, which is why cutting the ceiling open under the stain often finds nothing.

Can I just paint over a water stain?

It will bleed back through ordinary paint, and more importantly it hides an active problem rather than solving it. If the source is genuinely fixed and the cavity is genuinely dry, the stain gets sealed with a stain-blocking primer and then painted. Painting first is how a small repair becomes a ceiling replacement.

How do you find where the leak is coming from?

Moisture meters and thermal imaging, plus the obvious detective work of what sits above. The point is to open the ceiling once, in the right place, instead of cutting exploratory holes across the room.
